Here’s what I’m doing. As most of my readers know, the vast majority of my assets are tied up in SFR’s. I executed six tax-free exchanges over the past 3 years and placed the assets into the redder and more rural areas that I already hold properties to the west of me in Virginia. I’m a product of my circumstances and if I could pick the optimal areas, it wouldn’t be in Virginia. However, six properties that I sold were in suburban Maryland.
Okay. I am in the process of selling another house in suburban Maryland. This time, I’m paying the capital gains taxes and taking the profits. I owned the house for 25 years and it is basically fully depreciated. Thus, my taxable cost basis is probably $40 to $50,000. There will be a lot of capital gains, but I’m going to pay it and keep it in cash. I’m not reinvesting it.
For those with rental houses, it is very difficult to sell a portfolio of properties on a whim. As most investors know, selling real estate is actually expensive. However, we can be strategic and we can liquefy. This means paying down debt or selling off a part of the holdings. This is the path I’ve chosen. I’ve put it in my heart that 85% of my portfolio could potentially burn to the ground. But to be honest, I only need about $300,000 to survive as my entire income is passive. My younger wife started to collect a really nice pension late last year and she still works hourly doing the same thing to stay busy. I’m going to start collecting social security at 62. That’s in about 18 to 20 months. I’m going to see how much I can get as early as possible. Front load everything that you can.
I am certainly not buying more assets of anything. I’m not adding to stockholdings and I’m certainly not adding to real estate. The name of the game is to liquefy and to derive as much money as possibly from passive sources.
Here’s the scenario. What will the asset markets look like when a missile hits Washington? That’s hypothetical question I ask you. How will the asset markets respond if Russia or China or even Iran or North Korea decide to send missiles from the north?
I would much rather be owning cash, gold, and silver. I don’t even know about bitcoin. I own Bitcoin, and I may add to some of it, but I’m liquefying to survive the next two or three years.
For being in particular locations, I don’t know if it really matters all that much anymore like it used to. If the Fed’s or whatever authority wants you or me taken out, I’m sure there’s a list already. The world wide wiretap has already made this a done deal. So, as long as we’re not in the blue cities and not directly downwind from any nuclear facilities or storage silos, I think we can get through the worst part of it up front.
If someone’s not prepared, I think older folk need a few hundred thousand dollars of cash equivalents in the US to get through in the most expedient fashion. This will allow us to easily sell a home and buy another one with minimal upheaval.

By the way, these elites will continue buying up the assets. However, and this is one important point to remember, they are not loading up on assets with debt. Those in the know will own the assets, but won’t have the debts that most asset owners will have.
If I own a rental portfolio, I’m going to make certain my debt is no more than 30 to 40% of market value. I don’t recommend selling businesses, but even people like Elon Musk are tapping into the equity markets to pay down expensive debt.
The last thing we want is to have a significant haircut on asset prices while being a significant debtor.
Sure, oil businesses will be cleaning up, but unless we are properly positioned to deal with these ongoing adversities, we must be careful for significant disruptions and the potential for significant losses in the value of our capital.
